When this mixed-use building in Denver’s LoHi neighborhood was built back in 2017, they had no problem attracting restaurant tenants to the ground-floor retail spaces! As one of the hottest neighborhoods in Colorado’s capital, this dense and walkable section of the city is filled with innovative restaurants, bars, and cultural amenities.

Our pals at Knauer Inc were tasked with outfitting the southwestern corner of the building for Marcella’s Italian, whose stylish dining room needed the capability to spill out onto a tree-lined sidewalk cafe in nice weather. We worked with them to supply four sets of thermally-controlled folding windows from LaCantina Doors, allowing balmy breezes to permeate throughout the indoor space from the vibrant patio outside. Thanks to integrated screens from Centor, staff don’t have to worry about rogue leaves making their way inside, either!

Though the original occupant of the space moved out in 2019, the property remained vacant for less than a year. Now home to Mexican eatery My Neighbor Felix, we like to think the quick turnaround had something to do with its ultra-functional fenestration! Hospitality landlords and building owners take note — these highly sought-after bifolding doors and windows are a great way to attract commercial tenants to your spaces.
